I think it is 2 door windows, two small windows on sides behind doors + rear window = 5 windows.

Not insane. Really depends on what it has under the hood, etc. If it is just some junk 350/turbo drop in and junk yard brake set-up etc. Yeah, probably crazy. Decent, well done drive train, quality construction then it is probably a fair swap. I wouldn't do it as your car would be worth more when done but it sure seems you are looking to get something you can drive.
