It's been a crazy 2 months: March 22 we listed our house "For Sale by Owner"

March 30th we received a written offer

April 1st we settled on a selling price

April 17th we closed on the sell

We are now currently renting our sold home back from the new owners until the end of May when my kids will be done with school.

May 26th we will become residence of Sioux Falls, South Dakota.

I sent my wife to Sioux Falls last week to look at lots to build on and she found a beautiful preexisting home instead. We made on offer last Thursday night and signed the purchase agreement Friday morning. We are still waiting to hear on a closing/move in date.
 
Thanks to all. I was actually transferred four years ago but we've been dragging our feet to get the timing right for our kids etc. Because I travel nationwide it was palatable for the company to be somewhat flexible....the hardest part for me will be actually having to drive to an office every day and not just walking downstairs to go to work!
 
That was a fast sale. If you don't mind, would you give some details as to what type of house yours was that sold so quickly?

Here are some pictures:
 
for whatever reason I can't seem to post more picts so here are the bullets:

1) 2 story walkout on a wooded lot
3) finished lower level with wet bar
4) 12 foot ceilings in great room
5) 9 foot ceilings else where
6) Cul-de-sac lot
7) Top 100 school district
8) 3600 sq ft finished

We had a realtor out shortly before we listed, he recommended that we list the house for 35K less then what we soled it for!

This is the second house we have sold "By Owner" and I truly believe that no one knows or sells your house better than you.

Thanks guys. We feel very fortunate, my line of work allows me beautiful cabinetry below cost and we had a ton of equity in the last house, couple that with low interest rates and away you go.

I did find our realtor to be useful in the purchase of the new house; if he wasn't persistent we most certainly would have gotten into a bidding war and probably would have had to of paid above asking price.
