First of all congratulations, Frank! You will be very happy! Pride of ownership and all! It is a double edged sword though. You will find it nice not having to ask permission to do something to the house, but there will always be something to do on it!

As for your landscaping, do what the people here in the high end of St. George do. Zeroscape!

There is near zero maintenance and near zero use of water. The big golf course properties that are selling for millions and fast too is seems, all have done this. It is beautiful and cost efficient.

They plant with native plants that flower and lots of rock around them. The native plants use little irrigation and the rocks with weed barrier down first keep the weeds down. The only real thing they do is to pull the small weeds that come up once in a while and trim the plants a couple times a year.
